Rooftop units (RTUs) are self-contained packaged systems that cool and distribute air through building ductwork. All major cooling components — compressors, coils, and fans — are contained in a single rooftop cabinet for centralized operation. Many RTUs also integrate heating and ventilation sections, and they can be controlled via building thermostats or automation systems.

Commercial rooftop units are exposed to the elements year-round — but at the Jersey Shore they face conditions that accelerate equipment wear in ways that inland NJ buildings simply don't experience. • Salt air corrosion — aluminum condenser coil fins, copper refrigerant tubing, and electrical components on rooftop units near the coast are continuously exposed to salt-laden air. This accelerates oxidation on coil surfaces, causing fin deterioration that reduces heat transfer efficiency and ultimately leads to refrigerant leaks. Coil coating with corrosion-inhibiting treatments at installation — and reapplication during annual maintenance — is the most effective protection for Jersey Shore rooftop equipment
• Wind exposure — coastal locations experience stronger and more consistent wind than inland sites. Rooftop unit curb mounting, equipment tie-downs, and proper orientation relative to prevailing winds all affect both performance and structural integrity over time
• Debris and coastal environment — sandy, salt-laden air is harder on filters, coil surfaces, and electrical enclosures than cleaner inland air. More frequent filter changes and coil cleaning are appropriate for Shore commercial facilities compared to standard manufacturer intervals
• R-410A phase-out considerations — many Jersey Shore commercial buildings have RTUs installed in the 2010–2020 era that use R-410A refrigerant. As R-410A becomes more expensive and less available, refrigerant leaks on these units — which salt air corrosion makes more likely — carry increasing repair costs. This is an important factor in replacement timing decisions for older Shore commercial RTUs
